LOCAL BUILDING CODES AND ZONING REQUIREMENTS

Each home plan published on this website was designed to meet or exceed the requirements of the nationally recognized building code in effect at the time and place the plan was drawn. Typically, home plans designed after the year 2000 conform to the International Residential Building Code. Plans drawn before 2000 conform to one of the major recognized building codes in effect at the time: Building Officials and Code Administrators (BOCA) International, Inc.; the Southern Building Code Congress International, (SBCCI) Inc.; the International Conference of Building Officials (ICBO); the Uniform Building Code (UBC); or, the Council of American Building Officials (CABO).

Although our home plans were designed to adhere to a national building code, they may not meet all local codes for the area in which you plan to build. Differences in climate and geography throughout the United States and Canada demand that each province, state, city, county, and municipality have its own building codes, regulations, ordinances, and zone requirements. This may require modifications to the home plan to achieve compliance with local building codes before construction begins. In addition, many local governments may require you to obtain permits and inspections before and during construction. We authorize the use of the home plan on the expressed condition that you consult with a local residential design professional or engineer prior to beginning construction and strictly comply with all local building codes, zoning requirements, and other applicable laws, regulations, ordinances, and requirements.

Note: Structures to be built in the state of Nevada must be redrawn by a Nevada-registered professional. If you plan to build in Nevada, it is necessary that you contact your local building departments for more information.

ARCHITECTURAL AND ENGINEERING SEALS

Some jurisdictions require an engineer or licensed architect to review and “seal” (officially approve) a home plan prior to construction. Our plans do not come with such seals; therefore, we strongly recommend you consult with your local building official to see if such a review is required. You may need to have your plans sealed by a local qualified professional.
