OUR RETURN AND EXCHANGE POLICY

Your home plan purchase is NOT returnable. All sales are FINAL. Purchases made through Design Design Basics, LLC, cannot be returned for credit or refund, or exchanged for another home plan, under any circumstance.

LOCAL BUILDING CODES AND ZONING REQUIREMENTS

Each home plan published on this website was designed to meet or exceed the requirements of the nationally recognized building code in effect at the time and place the plan was drawn. Typically, home plans designed after the year 2000 conform to the International Residential Building Code. Plans drawn before 2000 conform to one of the major recognized building codes in effect at the time: Building Officials and Code Administrators (BOCA) International, Inc.; the Southern Building Code Congress International, (SBCCI) Inc.; the International Conference of Building Officials (ICBO); the Uniform Building Code (UBC); or, the Council of American Building Officials (CABO).

Although our home plans were designed to adhere to a national building code, they may not meet all local codes for the area in which you plan to build. Differences in climate and geography throughout the United States and Canada demand that each province, state, city, county, and municipality have its own building codes, regulations, ordinances, and zone requirements. This may require modifications to the home plan to achieve compliance with local building codes before construction begins. In addition, many local governments may require you to obtain permits and inspections before and during construction. We authorize the use of the home plan on the expressed condition that you consult with a local residential design professional or engineer prior to beginning construction and strictly comply with all local building codes, zoning requirements, and other applicable laws, regulations, ordinances, and requirements. Note: Structures to be built in the state of Nevada must be redrawn by a Nevada-registered professional. If you plan to build in Nevada, it is necessary that you contact your local building departments for more information.

STUDY SETS

A study set is a full construction print stamped "For Study Purposes Only - Not for Construction." No construction license is issued. The study set allows you to review the home plan in greater detail before you begin construction. It can be used to obtain bids and estimates for materials and labor. However, it is illegal to build a home from a Study Set of plans, as this is a strict violation of the United States copyright law. After reviewing your Study Set home plan in detail, you can purchase the construction prints and Construction License granting you the legal right to build the home depicted in the drawings by paying the difference in the cost of the home plan packages. Shipping may apply to the second order. 

ARCHITECTURAL AND ENGINEERING SEALS

Some jurisdictions require an engineer or licensed architect to review and "seal" (officially approve) a home plan prior to construction. Our plans do not come with such seals; therefore, we strongly recommend you consult with your local building official to see if such a review is required. You may need to have your plans sealed by a local qualified professional.

These home plans are protected under the terms of United States Copyright Law.

Design Basics, LLC, authorizes the use of the construction print to construct ONE (1) structure only. If you wish to build the structure a second or multiple times, it is necessary that you purchase either a subsequent-build or unlimited-build construction license. Unlimited-build licenses are available for most home plans and fees vary by designer.

However, since we cannot provide on-site supervision, consultation, and control over actual construction, and because of the great variance in local building practices, building requirements, and soil, seismic, weather, and other conditions, WE MAKE NO WARRANTY OF ANY KIND, EXPRESSED OR IMPLIED, WITH RESPECT TO THE CONTENT OR USE OF THE HOME PLAN, INCLUDING BUT NOT LIMITED TO ANY WARRANTY OF MERCHANTABILITY OR OF FITNESS FOR A PARTICULAR PURPOSE. ITEMS, PRICES, TERMS, AND CONDITIONS ARE SUBJECT TO CHANGE WITHOUT NOTICE.
